Built in 1988, the main house is much more than just an eco-friendly wooden building; it is a well-designed energy system with soul. The architecture follows the slope of the hillside with staggered split levels, giving the interior an almost floating lightness. However, its special feature lies at its core: while the outer shell is made of breathable wood, a solid wall construction with three-layer plaster has been integrated into the center of the house as a thermal storage core. This stores the heat from the solid masonry heater and the passive solar gains from the conservatory and releases it gently into the rooms at a later stage.

The conservatory itself was designed as a thermal buffer room that captures the low sun in winter, naturally tempers the entire house, and provides the heat pump with a high flow temperature.

Nostalgic and functional at the same time, the house connects to the outside world through four separate entrances: from the freight elevator access in the pantry to the patio door in the kitchen to the veranda exit from the conservatory and the phenomenal viewing terrace at the entrance – here, nature becomes an integral part of living.

Upstairs, the gallery with its reading corner by the window offers a retreat that invites you to dream, while the renovated bathroom brings modern comfort to the warm wooden ambience.

The bungalow, designed by Sunder-Plassmann in 2013, sits enthroned in the lower part of the property. It forms a modern, clear counterpart to the playful structure of the main house.

With its long, axial floor plan and impressive ceiling heights, this building exudes an almost meditative calm. The architecture is consistently designed for autonomy, which makes the house ideal for commercial use as a prestigious law firm or quiet studio – far away from the hustle and bustle of everyday life.

An architectural gem is the large, striking triangular terrace in the southeast, which is completely secluded due to its location on a slope and offers a private box seat under the open sky. A second terrace opens onto the shared garden, promoting the synergy of the ensemble whenever community is desired.

Both properties can be used perfectly separately from each other and yet visually merge into a single unit.

Characterized by the impressive masonry heater. It is the energetic center and provides healthy radiant heat, which is retained for hours by the solid storage core of the walls inside the house.

For cooking enthusiasts, the integrated Bulthaupt kitchen (with Eisinger sink) offers a special highlight: the split level of the house is reflected in the granite worktops of the kitchen, connecting the kitchen with the dining area. From the worktops on the window side, cooks can keep an eye on the children in the sandpit. The lower level of the gas stove makes it easier to keep an eye on the pots. Two steps down, the kitchen invites you to enjoy a comfortable breakfast on bar stools.

The heat pump and the gas boiler, which was replaced in 2020, guarantee sustainable energy management.

The renovated bathroom on the upper floor complements the ecological charm with modern aesthetics and high-quality fittings.

The bungalow was built as a highly efficient low-energy house. Here you will encounter purist luxury: oak floorboards throughout, threshold-free transitions, and controlled living space ventilation for a perfect climate. Solar thermal energy (Paradigma) feeds both the underfloor heating (bathrooms) and three additional wall panels.

The high ceilings, combined with floor-to-ceiling triple glazing, flood the rooms with light and create an atmosphere of spaciousness.

The bathrooms are timelessly elegant in design and, like the entire building, are completely barrier-free.

The ensemble’s solid hillside garage not only offers space for up to five vehicles, but is also technically prepared for the installation of a passenger lift to the west terrace.
