How your valuation is calculated
Behind our valuation tool sits one of Europe’s most comprehensive property databases: over 50 million properties from more than 30,000 sources – listing portals, agency websites, auctions, bank sales and private listings across 20+ countries. The data is updated every minute and consolidated using AI into unique property records. For your address, our algorithm identifies the most relevant comparable properties and derives an average asking price from them.
What your valuation is based on
- Current asking prices of comparable properties in your location
- Size, number of rooms, year of construction and energy rating
- Time on market and price adjustments of similar properties
- Current market dynamics in your region
When an algorithm isn't enough
A data-based valuation is particularly strong when your property is easy to compare with others - i.e. for standard properties in dense markets with many transactions. What an algorithm cannot capture, however:
- The actual condition and modernisation level
- Micro-location factors like view, noise or neighbourhood
- Specific features of architecture, fit-out or building substance
- Legal particularities (e.g. leasehold, residence rights, renovation backlog)
- Existing tenancies or the property's current usage
- Highly individual or rare properties with little comparable basis
In such cases, the calculated value may deviate noticeably from the realistic market price - in either direction.
