Architect-designed hillside house on Lake Starnberg

Built in 1988, the house is far more than an ecological timber house; it is a carefully conceived energy system with soul. The architecture follows the slope with staggered split levels, which gives the interior an almost floating lightness. What makes it special, however, lies at its core: while the outer shell is made of breathable timber, a solid wall construction with three-coat plaster was integrated at the centre of the house as a thermal storage core. It stores the heat of the solid masonry stove and the passive solar gains of the conservatory and releases them gently and with a time delay into the rooms.

The conservatory itself was designed as a thermal buffer zone that captures the low winter sun, naturally regulates the temperature of the whole house and provides the heat pump with a high flow temperature.

Nostalgic and functional at the same time, the house connects with the outdoors through four separate access points: from the goods lift access in the pantry and the kitchen’s terrace door to the veranda exit from the conservatory and the phenomenal viewing terrace at the entrance – here, nature becomes an integral part of living.

On the upper floor, the gallery with its reading nook by the window offers a retreat that invites you to dream, while the renovated bathroom brings modern comfort to the warm timber ambience.

Note on the form of ownership: the property currently stands on a jointly owned plot (plot 572/1, Feldafing cadastral district, 1,358 sqm). To allow the two houses to be sold separately, condominium/partial ownership is being established under the German Condominium Act (WEG). The co-ownership share of the plot attributable to this unit and the allocation of separate ownership and special rights of use (including garden areas and parking spaces) will be set out bindingly in the notarised declaration of division. Shared areas such as the driveway, the steps and the hillside garage remain in common ownership. The specific area and share figures will be added once the declaration of division and the division plan are available.

Key Data

The interior of the house is defined by the imposing masonry stove. It is the energy centre of the house and provides healthy radiant heat, which the solid storage core of the interior walls retains for hours.

For keen cooks, the integrated Bulthaup kitchen (with Eisinger sink) is a special highlight: the granite worktops of the kitchen take up the house’s split level and thus connect the kitchen with the dining area. From the worktops along the windows, whoever is cooking can also keep an eye on the children in the sandpit. The lower level of the gas hob makes it easier to keep track of the pots. Two steps down, the kitchen invites you to a relaxed breakfast on bar stools.

As the technical basis, the heat pump and the gas boiler renewed in 2020 ensure sustainable operation.

The renovated bathroom on the upper floor complements the ecological charm with modern aesthetics and high-quality fittings.
