4 rooms with south-facing balcony in Bogenhausen
The same tenants have lived here since April 1975. Five decades in the same flat say more about a building than any exposé – they are the most reliable sign that the location, the layout and the neighbourhood work.
The flat is on the first floor and measures approx. 101 sqm. Four rooms, a separate kitchen with its own window, a bathroom with natural light and an additional toilet are arranged around a generous hallway. To the south, a continuous balcony runs along the entire width of the flat; it is covered and can therefore be used on duller days, too.
The building is part of the Denninger Straße-Warthestraße estate, the only multi-storey development in a neighbourhood otherwise characterised by single-family houses. It is surrounded by meadows and green corridors, the shops on Ostpreußenstraße are within walking distance, and the S-Bahn to the airport and the city centre is only a few minutes away.
The flat is unrenovated and in used condition: partly carpeted, partly old mosaic parquet, the kitchen and bathroom well kept but dated. For an investor, this is the honest starting point – a unit that performs reliably today and whose upgrade can be scheduled when the timing is right.
Some of the pictures show the flat in its original condition, others are visualisations. In the pictures of the original condition, only the tenants’ private furnishings have been removed digitally to convey a sense of the empty flat.
The building was constructed in 1966 in solid masonry and comprises six flats on three levels – two units each on the ground, first and second floors. Heat is supplied by district heating from combined heat and power generation, with a transfer station dating from 2014 and central hot water supply. This is the building’s quiet advantage: there is no heating system of its own for the owners to be responsible for, no boiler replacement on the horizon, and at 12.6 kWh/(m²·a) the primary energy consumption is exceptionally low. The windows throughout the building have since been replaced with double-glazed uPVC windows. Each flat has a cellar compartment and a continuous south-facing balcony. The staircase and grounds are well kept, without any claim to look new.
The layout and condition of the flat correspond to those of the mirror-image unit on the same floor. The floors are partly carpeted and partly old mosaic parquet. The bathroom and toilet date from earlier decades; they are functional and well kept but have not been modernised.
The kitchen is a separate room with a window and offers a wide range of design options. The existing fitted kitchen belongs to the tenant and is not included in the sale. The visualisation shown illustrates a possible future design. The bathroom also has a window and therefore natural light and ventilation; it is fitted with a bathtub, washbasin and toilet. A separate toilet completes the flat and makes it practical for two people, too. The radiators are original.
The flat comes with the right to use a parking space in the underground car park.

Warthestraße lies in the north-east of Munich, in the Englschalking district where it meets Denning, and thus in the borough of Bogenhausen. The neighbourhood is characterised by single-family houses and low-rise buildings; the estate on Denninger Straße and Warthestraße forms the only multi-storey row. To the south and west, the Denninger Anger and the Tangente 5 adjoin two urban green corridors that give the quarter its quiet character. Ostpreußenstraße, with more than a hundred shops and restaurants, covers everyday needs. To the east, the S-Bahn stations Daglfing and Englschalking connect the area with the city centre and the airport; to the west lies Arabellapark, one of the city’s major office and hospital locations.
